The Greenhouse
The Greenhouse offers custom built studios and offices ranging from 170 – 600 square feet, making it perfect for an individual or company of up to eight people. Minimally decorated with white floors and wooden floors, Greenhouse studios offer 24 hour access, 365 days a year. Each studio is heated and has running water, as well as its own private balcony.

The Old Library
The Old Library is the perfect venue for any event – from weddings and birthday parties to auditions, conferences and product launches.

Gibb Terrace
Gibb Terrace is home to five small shops with mezzanine floors, ideal for start up businesses and those wanting to combine retail space with a workshop.

Birdhouse
The oldest part of the Custard Factory, Birdhouse is the beating heart of the Custard Factory. Birdhouse has over 80 studios, ranging from 300 – 3,000 square ft: room for 3 to 20 people. Birdhouse is home to reception, the gallery, theatre, kitchen and a number of award-winning boutique shops.

Zellig
Zellig is the newest addition to the Custard Factory, boasting 101 offices, studios and galleries. Bright, airy spaces surround vast courtyards filled with sculpture, artwork and spectacular flying glass bridges. Zellig is the home of Nomad, a communal space for events, meetings or just an escape from the office.
